Our RMLS™ just posted the distressed properties for all the areas in our RMLS™ and for the Portland metro real estate market.  Here are some additional facts about distressed residential properties in the fourth quarter of 2015:

• When comparing fourth quarter to third quarter 2015, distressed sales as a percentage of new listings increased by 3.7% (10.1 v. 6.4%).
• In a comparison of fourth quarter to third quarter 2015, distressed sales as a percentage of closed sales increased by 0.9% (8.5 v. 7.6%).
• Short sales comprised 2.2% of new listings and 1.7% of sales in the fourth quarter, up 0.7% and down 0.2% from the third quarter of 2015, respectively.
• Bank owned/REO properties comprised 7.9% of new listings and 6.8% of sales in the fourth quarter, up 3.0% and 1.1% from the third quarter of 2015, respectively.

• Short sales comprised 2.1% of new listings and 1.8% of sales in the fourth quarter, up 0.7% and 0.1% from the third quarter of 2015, respectively.
• Bank owned/REO properties comprised 7.1% of new listings and 5.9% of sales in the fourth quarter, up 3.1% and 1.2% from the third quarter of 2015, respectively.

Lake Oswego Real Estate Stats Bank-owned and Short Sales

In the 4th Quarter of 2015, there were only 4 short sales and 5 bank-owned properties that sold and closed in zip codes 97034 and 97035.

Our RMLS™ just released the distressed properties graphic for the first quarter 2014.

Distressed residential properties in the first quarter of 2014:

All areas when comparing percentage share of the market, first quarter 2014 to fourth quarter 2013:

• When comparing the first quarter 2014 to fourth quarter 2013, distressed sales as a percentage of new listings decreased by 2.4% (10.1 v. 12.5%). • In a comparison of the first quarter 2014 to fourth quarter 2013, distressed sales as a percentage of closed sales increased by 1.5% (13.6 v. 12.1%). • Short sales comprised 4.4% of new listings and 6.3% of sales in the first quarter of 2014, down 1.6% and 0.5% from the fourth quarter of 2013, respectively. • Bank owned/REO properties comprised 5.7% of new listings and 7.3% of sales in the first quarter of 2014, down 0.8% and up 2.0% from the fourth quarter of 2013, respectively.

For the first quarter 2014, Lake Oswego had 8 bank-owned properties sold and an additional 5 are pending. Currently there are only 5 active bank-owned properties.

There are also 9 active short sale properties and 7 short sales sold during the first quarter 2014.

Or non-distressed property inventory is low and the distressed property inventory is also clearing out.

• When comparing the fourth quarter 2013 to third quarter 2013, distressed sales as a percentage of new listings increased by 3.1% (10.6% v. 7.5%).

• In a comparison of fourth quarter 2013 to third quarter 2013, distressed sales as a percentage of closed sales increased by 1.4% (10.8% v. 9.4%).
• Short sales comprised 6.0% of new listings and 7.2% of sales in the fourth quarter of 2013, up 0.7% and 0.9% from the third quarter of 2013, respectively.
• Bank owned/REO properties comprised 4.6% of new listings and 3.6% of sales in the fourth quarter of 2013, up 2.4% and 0.5% from the third quarter of 2013, respectively.

Fewer Foreclosures/Short Sales In Portland Metro Real Estate Markets

As I’ve written here on my blogs, and as the media has been reporting, there are fewer bank-owned (REO) properties and short sales coming on the market for sale.

New Listings And Sales Of Distressed Properties

The last quarter of 2012 showed 78.8% of all new listings that came on the market for sale were non-distressed, and those non-distressed listings increased to 84.7% in the first quarter of 2013.

Sales of those non-distressed listings throughout our area also decreased from 76.4% sold in the 4th quarter of 2012, to 75.5% sold in the first quarter of 2013.

Bank-owned (REO) sales did increase in the first quarter of 2013 most likely because of buyer demand and the low level of housing inventory of non-distressed houses we are experiencing in our Portland real estate market.

As has been the case throughout much of this recession, there are more Lake Oswego short sales on the market than there are foreclosures, yet it is the foreclosures that are selling.

For the first half of 2011 from January 1 to June 30, 2011, here are the Lake Oswego real estate stats for active, pending and sold short sales and foreclosures for condos, townhouses, attached vs. single family houses.
