Lake Oswego Real Estate This Week Stats Single Family Luxury Homes

The other day I posted the RMLS™ Market Action Report for January 2017.  Currently, the total Lake Oswego Real Estate market has 2.9 months of inventory to sell, and year-to-date prices in Lake Oswego increased by 16.2%.

This week’s stats below show the median list price was $936,500 with homes taking an average 146 days to sell.  Of the houses listed, 27% of those on the market had reductions in their sales price just this past week.

However, it is still a sellers real estate market here in Lake Oswego with only 2.9 months of inventory to sell.  In other words it would take 90 days if no other houses were listed, to sell all the current inventory.

Single Family Luxury Homes in Lake Oswego

The luxury high-end market (over $600,000) currently has 106 houses for sale. Of those, 61 houses are priced over $1 million. Since January 1, 2017, there have been 30 high-end houses (over $1 million) that have sold.  Currently, there is a 2 month supply of houses for sale over that $1 million price.

The chart below shows that of all the houses this week for sale in Lake Oswego (zip codes 97034 and 97035),  50% of the houses currently for sale in Lake Oswego are over $1 million. As per the charts below,  3/4 of all Lake Oswego real estate market now consists of single-family luxury homes and homes under $600,000 only represent 1/4 of our Lake Oswego real estate market.  Affordability in Lake Oswego is becoming almost non-existent.

Lake Oswego Real Estate Luxury Homes For Sale

I have seen it written by economists that if the Luxury Home real estate market isn’t doing well, the rest of the real estate markets and price ranges follow.Lake Oswego Real Estate Luxury Homes For Sale.lakeoswegorealestateblog.wordpress.com

However, most if not all, of the Portland metro real estate markets are doing very well indeed, largely in part because of low inventory and buyer demand.

But what has sold in the Luxury Home real estate market in Lake Oswego so far this year?  How does it compare to last year? How well is it doing?

Lake Oswego homes in the $1 million plus range are doing very well indeed and sales are doing better than in 2014.

The January 1, 2015 to August 31, 2015 stats are below along with the 2014 stats to compare.

January 1 to August 31, 2015

  • 71 houses sold during this time period
  • The sold price was 94.55% of the original list price
  • 4372 average sq. foot sold
  • Days on the market was 123 days
  • $331 average sq. ft. sold $ amount
  • $1,435,428 was the average sale price

January 1 to August 31, 2014

  • 54 houses sold during this time period
  • The sold price was 93.19% of the original list price
  • 4784 average sq. foot sold
  • Days on the market was 208 days
  • $327 average sq. ft. sold $ amount
  • $1,565,492 was the average sale price

Lake Oswego Luxury Home Sales $1 Million+

Existing-home sales mostly fell flat in January 2015, but a closer look at the data shows one segment of the market is seeing a lot of activity. McMansions – those traditionally large homes in the $750,000 to $1 million range – saw a sales growth rate of 13 percent in January, according to the National Association of REALTORS®. That is the fastest growth rate of any other home price range throughout the U.S.

Here are two charts comparing Lake Oswego’s Luxury Home market for 2014 vs. 2013. I ran the stats for $999,000 to over $1 million+ for Lake Oswego’s two zip codes 97034 and 97035.

SUMMARY:

Sold prices for the Lake Oswego luxury home market actually decreased from 2013 to 2014 by -1.6%. However, there were more homes that sold in 2014, 81 vs. 60 in 2013.  It also took homes in that Lake Oswego luxury price range to sell longer. 157 days in 2013 vs. 183 days in 2014.

There are currently 63 houses for sale in Lake Oswego from $999,000 to $6,950,000.

The 2015 volume of all residential home sales are 10% higher than 2014. However, inventory in 2015 is still low in Lake Oswego and it will be a supply-constrained market in many of our local neighborhoods. We have a long way to go before we can meet the demands of all the buyers wanting to purchase real estate in Lake Oswego in all price ranges.

Lake Oswego Real Estate Luxury Homes Stats

I’ve been noticing lately that not only in our Portland real estate market, but specifically in our Lake Oswego real estate market, many houses $900,000 and above have been coming on the market for sale.

Luxury Home Stats – Lake Oswego

I did a search on RMLS™ for Lake Oswego houses priced $999,999 and above in list price for the last 12 months. You can see from below that Lake Oswego luxury homes during the past 12 months have had quite a ride.

There were 174 houses listed and only 55 sold.  During the past 12 months, there has been a 14.6 months’ supply of inventory in the high-end Lake Oswego real estate market. The average sales price during the past 12 months (4-13-2013 to 3-13-2014) was $1,399,875 and on average took 147 days to sell. The average sold price % change from the previous year was -11.02%

What Luxury Home Buyers Want

Recently, I read that most luxury homebuyers want houses near high-end shops, top restaurants, entertainment and leisure that meets their lifestyle needs. Most of the luxury homebuyers, 94%, would easily forfeit 1000 sq.ft. in order to get the lifestyle they desire, 54% said they wanted a better neighborhood, 51% wanted a home with character, 39% wanted access to entertainment and restaurants, and 39% wanted a better commute.

Lake Oswego offers most, if not all, of what luxury homebuyers are looking for today in their next home.
