Condos have always been a great alternative to purchasing when the price of a single family home in the area you want to live in is beyond your reach. I always recommend purchasing vs renting and not just because I am a Real Estate Broker.

Over time, those purchasing real estate have a greater net worth than those renting.  When you rent, you still have a mortgage payment, however you are paying your landlord’s mortgage payment and not your own. Wouldn’t you rather build your equity than the property owner’s from whom you are renting?

Lake Oswego Real Estate This Week Stats Condos, Townhouses And Attached

I have not posted information about the Lake Oswego condo market in quite some time.  Here are the stats for the week of February 13, for condos, townhouses and attached dwellings only.  These stats do not include single-family residential homes.

The under $300,000 condos, townhouses and attached homes sold in 69 days on the market this week, while those over $799,900 took 216 days to sell. In addition, 5% of those condos curently on the market for sale reduced their prices this past week. Correct pricing is and has always been one of the most important actions to get your property sold.  Although we are still in a great real estate market, it is still important to correctly price your condo/townhouse from the minute it comes on the market for sale.

While the Portland metro real estate market has 1.7 months of houses to sell, Lake Oswego has 2.9 months of inventory.  A normal real estate market is 5-6 months, or under 7 months, of properties for sale, but we still have low inventory and it is still a strong seller’s market here in Lake Oswego. I will post more detailed condo stats again soon.

Portland’s million-dollar condominium market is on the rise.

Last year, 48 condos sold for $1 million or more in our Portland real estate market, up from 26 luxury $1 million condos in 2009. Seven-digit prices are being driven by cash buyers and a lack of inventory. Portland’s luxury condo market started in the Pearl District but has quickly expanded to other areas of the city, according to a recent TV news story.

Lake Oswego Real Estate Condos Over $1 Million

Inasmuch as the Portland real estate market condo sales have been brisk, I thought I would look at what is happening here in our local Lake Oswego real estate market.

2014 vs 2015 Million Dollar Condos In Lake Oswego

The Lake Oswego condo market for over $1 million has not been as robust as in Portland in regards to the number of properties listed and sold.  However, due to its close proximity to Portland, I would expect more properties will be listed and sold in Lake Oswego as we head into the busy Spring real estate season.

There was only one condo sold in Lake Oswego over $1 million in 2014 in zip code 97034.The stats of that sale are:

Stats for 2014:

  • 1 sold over $1 million in 2014
  • sold at 92.31% of the original list price
  • Sales Price $1,800,000.
  • 5722 sq. ft.
  • 3 bedrooms, 3.5 baths
  • 63 Days on the Market
  • $312 average sold sq. ft. cost

Stats for 2015

  • 3 sold over $1 million in 2015
  • sold at 88.96% of original list price
  • Sales Price Average $1,230,000.
  • 3055 sq. ft.
  • 83 Days on the Market
  • $403 average sq. ft. cost

Stats for 2016 As Of This Date

There are currently two active condos for sale with an average list price of $1,579,596 and one Lake Oswego condo pending in zip code 97034.

Summary:

Despite this week’s down tic, price trends have generally been moving up lately. Prices have settled at a price plateau across the board. Prices in all four quartiles are basically mixed. Look for a persistent shift (up or down) in the Market Action Index before prices move from these current levels. The market appears to be placing an increasing premium on homes. When list prices and price per square foot consistently increase in tandem, as they’re doing now, you can often find short-term investment opportunities.

The Lake Oswego real estate market is currently in the Seller’s Advantage zone (greater than 30). The 90-day Market Action Index stands at 31.94 which indicates that demand is strong and available supply of homes gets snapped up relatively quickly.Not surprisingly, all segments in the market are showing high levels of demand. Watch the quartiles for changes before the whole market changes. Often one end of the market (e.g. the high-end) will weaken before the rest of the market and signal a slowdown for the whole group.

Properties have been on the market for an average of 85 days. Half of the listings have come newly on the market in the past 38 or so days.

Within the last 90 days, according to Altos Research, only one has sold and 2 new properties came on the market.  The average length of time to sell a condo in our current Lake Oswego real estate market is 64 days in Lake Oswego’s zip code 97034.
