Lake Oswego Real Estate Westlake Stats First 6 Months 2016 vs. 2017

It has been a while since I have broken down stats for specific neighborhoods.  Of course, since I live and work in Westlake my first post for this time period is for the Westlake neighborhood.

The stats below represent single family homes only in the Westlake neigborhood.  Westlake has some children going to two different elementary schools – Oak Creek and Lake Grove.

Below is a comparison of the first six months of 2016 vs. 2017.

SUMMARY

Comparing the first six months of 2016 vs. 2017, there were more houses sold in 2016 (69) than during the first six months of this year (66).  Our inventory has been extremely low and the inventory of homes for sale was only up slightly in 2017 – 1.6 months vs. 1.5 months in 2016.

Days on the market were also similar.  It took 64 days in the first 6 months of 2017 vs. 63 days in 2016.

However, it was a “hotter” market in 2016 as the final sales prices vs. orginal list price were 100% in the first six months of 2016; whereas, in 2017, buyers negotiated their final sales price to 96.11% of the original list price during this first six months.

Price per sq. ft. also has dropped in the first six months of 2017.  In 2016, price per sq. ft. was $270 while in 2017 thus far the price per sq. ft. is at $267.

Again, as I always say, stats vary street by street, and neighborhood by neighborhood.  Just because homes are selling quickly in one neighborhood within our Lake Oswego real estate market, does not always mean they are selling quickly in another neighborhood within Lake Oswego.

It is that time of year once again when the real estate stats are available from the previous year.  Stay tuned as I will focus on a different neighborhood within Lake Oswego every week.

Here is the first in the series, i.e. for the Westlake neighborhood in Lake Oswego where I live and work.

Westlake Stats 2015

There were 43 residential, single family houses sold in all of Westlake in 2015.

  • Average Days on the Market = 36 days
  • Average Sq. Ft. Sold = 2919
  • Average Sq. Ft. $ = $231
  • Average Sold Price = $675,274
  • High Sale = $977,000
  • Low Sale = $212,000
  • % of Sold Price to Original List Price = 97.15%

Lake Oswego Real Estate What Is Selling In Westlake Neighborhood

You have been hearing that the real estate market is “hot” and that houses are selling over list price.  That certainly is the case in many neighborhoods and at most price points, but not all.  However, inventory of homes for sale is still at an all time low in most areas.https://lakeoswegorealestateblog.wordpress.com/lake-oswego-real-estate-what-is-selling-in-the-westlake-neighborhood

What Is Selling In The Westlake Neighborhood?

I decided to see if that was the case in the Westlake Neighborhood of Lake Oswego – the neighborhood where I live and work.

For the first 8 months of the year — January 1 to August 31, 2015 – here is a summary of the real estate activity for detached houses in Westlake:

  • There have been 28 houses in the Westlake neighborhood that have sold
  • Houses sold at 99.03% of the original list price
  • The average sq. ft. was 2820 sq. ft.
  • Average List Price was $674,723 and average sold price was $672,921
  • Houses took an average of 29 days to sell
  • Average sold sq. ft. $ amount was $239
  • The highest sold price was $885,000 and the lowest was $397,100 (detached houses only)
  • Average # of bedrooms sold was 4 (17-4 bedrooms, 9-3 bedrooms and 2-5 bedrooms)

Summary

To summarize, the Westlake area, on average is not selling over list price. Again, it depends as to what the price is and what the specific location of the Westlake home is, as there are many homes that are selling over list price in Westlake.

Westlake Park

As indicated in other posts, everything I had written prior to last year on all my blogs was lost due to being hacked. My blogs were hacked 5-6 times and each time I recreated all the blog posts by bringing them all back on line.  An extremely enormous task.

After this past experience of once again losing all my data, I decided to delete all my accounts and basically start over. This is the start of real estate stats with more to come.

Westlake August 2013 vs August 2014

Let’s start by comparing this past month with last year.

2014 August Westlake Neighborhood Real Estate Stats

  • # houses sold – 19
  • Average Days on the Market – 31
  • Average Sq. Ft. sold – 2812 sq. ft.
  • Average Sold Price – $539,305
  • Average Sq. Ft. $  – $192

2013 August Westlake Neighborhood Real Estate Stats

  • # houses sold – 12
  • Average Days on the Market – 37
  • Average Sq. Ft. sold – 3014 sq. ft.
  • Average Sold Price – $557,519
  • Average Sq. Ft. $ – $185

Summary

Number of sales increased in August 2014.  Price per sq. ft. sold also rose and number of days for a house to sell in Westlake dropped, taking less time than last year, to sell. There’s been a slow, steady improvement in our Westlake real estate market.

Lake Oswego Real Estate Westlake Neighborhood

Having written over 1200 posts about Portland and Lake Oswego real estate, it occurred to me I have never written about my own neighborhood of Westlake where I not only live but work, and where my Summa Pacific Cascade office is also located in the Kruse Woods Corporate Park.Flower Basket

Westlake, Lake Oswego, OR 97035

Westlake sits at the northwest corner of Lake Oswego at the intersection of Kruse Way, I-5, Fosberg, Carman and Melrose. Westlake is part of the award-winning Lake Oswego School system. The entire neighborhood is serviced by Lake Oswego Junior High School and Lake Oswego Senior High.

When I moved here, there was a dead-end barrier at Highway 217 at I-5. Kruse Way didn’t exist. Tall evergreen trees surrounded the entire neighborhood and area and it was mostly farmland. You used to see “locals” search for those “mushrooms” in the fields as you drove by. Parkview Drive also had a barrier and didn’t continue to Carmen Drive as it does today nor did Westlake Park even exist.

Where my house sits must also have been farmland once because because during the first few years after my house was built, I had 8-10 swallow nests under my roof eaves yearly and the barn swallows probably felt they were returning to their home. An airplane strip was once close-by and it no longer exists either.

On my daily walks, I would always see Mr. Kruse on his tractor plowing his farm on the corner of Carman, Meadows and Kruse Way. I have written about him before in my Lake Oswego Living photo blog. He would always stop to give me a tomato or some flowers. His tractor was old and rusty and I would repeatedly ask him why he didn’t buy a new one. He told me not only was his tractor more reliable than many women he knew, but he said it was the developers of Westlake who had all the money and not him.

Westlake Neighborhood

Of course over time, everything changes. Westlake originally wasn’t as popular of an area as it is today. Its easy access just blocks to I-5 and Highway 217, the addition of corporate business parks such as Kruse Oaks Corporate Park and Centerpointe, Westlake’s mini-shopping complex, the many walking trails, green spaces, wetlands, proximity to Westlake Park, the schools and shopping, have all combined to make this a popular area.

  • Westlake Park has 12 acres of active park space, with three lighted baseball/softball fields with bleachers, two lighted soccer fields, lighted tennis courts, full court basketball, a covered playground area and a covered picnic area.
  • Summer concerts are held in Westlake Park during the month of August.
  • There are miles of walking paths and bike trails to enjoy.
  • In addition, there’s a small neighborhood complex of stores, offices and eateries within in Westlake neighborhood on Parkview Drive known as Westlake Village. All along Kruse Way and in Lake Grove there are many more eating establishments and retail stores with close proximity to the Centerpointe restaurants. Soon there will be another great complex currently being constructed on the corner of Highway 217, Meadows and Carman Drives where the Kruse Farm once was located.

Westlake And Easy Access

The other great thing about living in Westlake is its driving times. Nothing is far away and everything is close to Westlake such as downtown Portland,  the civic center of Lake Oswego, Bridgeport Village shopping and Washington Square shopping mall. Here are some of the driving times:

  • Portland City Center: 15 minutes
  • Ocean Beaches: 1.5 hours
  • Mt: Hood Skiing: 1.25 hours
  • River Sailing: 15 minutes
  • Portland Airport: 30 minutes
