Lake Oswego Real Estate This Week Stats And Current Trend

I have been reporting in several of my recent posts that we have had a “slow down” in our Lake Oswego and Portland metro real estate markets since June.  Not only do This Week’s Stats substantiate this, but I checked back on the previous weeks to track the trend especially with price reductions.

RMLS™ Price Reductions

In May, per RMLS™ there were 1748 price reductions, June saw 1957 price reductions, July had 2438 price reductions and so far in August, 2693 price reductions in Portland’s metro real estate markets.

In addition, from the last couple of This Week Stats’ blog posts,  I posted on July 25, the median price in Lake Oswego was $874,950, my August 17 post showed the median Lake Oswego price was $869,000, and this week it has decreased to $849,900.  This Week’s report also shows that 47% of all properties on the market for this week alone in Lake Oswego had a price reduction.

Pricing Your Lake Oswego Home

If you have had a house listed for sale since June, July or this August and it has not sold, or if your house is on the market and you have had a price reduction during those months,  you are basically chasing the market and not staying ahead of the competition to get your home sold.  Your home is not competitively priced if you are expecting the higher prices of the past several months.

Lake Oswego Stats And Current Trend

We are still in a sellers’ real estate market, however with a limited inventory of houses to sell.  The slowdown can be contributed to a few things 1) inventory has been increasing slightly 2) many buyers left the market or were priced out of the market 3) sellers and/or buyers are waiting until the elections to see how the economy will fair and 4) many buyers wanted to get settled before school started 5) a typical seasonal slowdown.  Now that school has started, there most likely will be another increase or rush in sales after the elections and before the holidays.  That most likely would be a good time to sell if you are thinking of moving.

If you have put off buying because prices seemed out of reach, now might be a good time to see about purchasing that Lake Oswego Home as prices have been decreasing.
