Lake Oswego Real Estate Condition Still Matters

Fortunately for sellers, houses are selling quickly in Lake Oswego and in our Portland metro areas.  We are still in a sellers’ real estate market. And, in many cases, Lake Oswego homes are selling at list price, or higher, with multiple offers.

That doesn’t mean, however, if you are selling your Lake Oswego home you shouldn’t be paying attention to the condition of your home prior to putting your house on the market for sale and complete the necessary repairs and improvements.

Appraisers are now looking not only at the condition of your home, but look to see if you completed and filed for the necessary permits, does the sq. ft. match what the tax assessor has on record, what areas of your house were unfinished originally and is now heated living space?

Condition Matters

Condition always matter. There have been some houses I’ve shown that have been neglected and have had repair issues, yet they have sold.  Did they sell for the highest and best price?  I don’t know, but I do know my buyers didn’t make offers on several houses because of the condition, and/or lack of attention by the sellers.

Granted our real estate market might seem like 2006 when all you had to do was put a sign in the yard and your house sold, but I have been surprised at the lack of repairs/updates sellers are neglecting during this real estate cycle.

Paying Attention To The Details

  • In one case, we walked up to the home and there was moss and pine needles on the roof, gutters were full of debris, weeds in the lawn and moss on the drive-way and steps.  I know it is Summer, and now is the best time to take care of these repairs if you want to command a high price. These issues should be taken care of before you put your house on the market.
  • When showing houses, I have a tendency to look up – at the roof, the ceiling, etc.  Another house had water stains on the ceiling and wall. Of course, we don’t want you to “hide” any problems, but apparently this repair had been made but the residue of the damage was still evident. Again, this causes buyers to hesitate and question what if anything else is wrong with the house and if there is still damage.
  • Clutter – my word, lots of clutter out there.  Your collections, unfinished projects, don’t help sell your Lake Oswego home.  
  • And, your home needs to be clean.  It should shine and be better than the competition if you want to get a good price. 

Sellers Don’t Get Lazy

I am hoping sellers don’t get lazy in this hot Lake Oswego real estate market and they will do the work necessary to get their home  sold at a good price. Sometimes it doesn’t take that much effort or money and you will actually net more than you would have, had you not taken care of those necessary repairs.
