Lake Oswego Real Estate RMLS™ Stats 1992 to 2015

Now that we are out of the recession, perhaps it is a good time to look back to see where we have been and were we are heading.

In the past, I have written what I call my “state of the union” blog post focusing on the past year and looking forward to the real estate market in the new year.  However, like the economists I don’t have a crystal ball and; they and I, too have been wrong.

In 2014, I wrote a post saying I thought we would be at a normal level of houses for sale (5-6 months of inventory) by the end of 2015.  Of course, like many economists I too was wrong.  In fact, instead of getting an increase in Portland metro houses for sale, our inventory went the opposite direction at only 1.2 months of houses for sale (if there were no other houses listed for sale today, we would only have 1.2 months’ time and every single house for sale today would be sold) by the end of 2015.  We now have our lowest inventory in the Portland metro real estate market since 1999. However, the best barometer is still our RMLS™ Portland metro real estate stats.

Our prices are increasing but our bucket full of houses for sale has a long way to satisfy all the buyer demand. There are still multiple offers (a recent one I heard was 27 offers-last year I heard 64 offers on one house).  However, in spite of the flurry in our Portland real estate market, houses are still being sold, but it is the sellers that are holding back by not listing their houses for sale.

But what is obvious from the RMLS™ market stats below, our average sales price and the number of days on the market are the best we have seen in many, many years.
